Little Extras
Making you feel at home is our priority! You will be provided with a welcome pack containing tea, coffee pods, milk, sugar and biscuits, as well as some fresh local eggs.
There are local shops near to the site, details of which are provided in your welcome pack on arrival.
Bedding and towels are provided, along with a fully equipped kitchen and cleaning products.
Dexter lodge has the option of a hot tub – please select this as an optional extra at the time of booking.

breakfast boxes
We now offer the option of Hollins Breakfast Boxes which can be ordered 7 days prior to your arrival. The boxes contain a wonderful selection of locally sourced produce, with different options detailed below.
Classic Breakfast – £14:
- 6 x Thick pork sausages – supplied by TS Hartley & Son based in Tholthorpe – local butcher
- 6 x Rashers bacon – supplied by Rookes of Elvington – local butcher
- 1 x White loaf – supplied by Havenhands the bakers, Boroughbridge – local bakery
- 1 x Carton orange juice
- 1 x Pint organic semi skimmed milk supplied from Acorn Dairies, based in Darlington and supply to the North of England
- Bananas

Farmhouse Breakfast – £25:

- 1 x Avocado (why not use the complementary eggs provided in your welcome bundle to make smashed eggs and avocado on toast!)

Breakfast Terms & Conditions
Breakfast bookings must be be ordered 7 days prior to arrival.
If you decide to book within 7 days prior to arrival, then please message to see if this can be arranged. Additional charges may apply to last minute orders.
Cancellations to be made 8 days prior to arrival. Cancellations made after this date will not be honoured and the items will be delivered to the lodge prior to your arrival and full payment will be taken.
Breakfast orders only taken through our own direct booking system.
Hot Tub (Dexter Lodge)
Dexter lodge now has a state of the art hot tub available to book as an optional extra at time of booking.
Featuring 26 directional, spinning, pulsing and direct hydro jet options as well as optional lights to add to the evening ambience and relaxation.
The hot tub sits under a pergola that can be closed over on rainy days and evenings or open to see the stars.

Booking terms & Conditions
Children
No children under 2 years without prior arrangement.
Pets
1 well behaved dog per lodge. Charges apply. If there is more than 1 dog then please email us first to check if the lodge can accommodate them. Please note that extra charges may apply for more than 1 dog. No dogs are to be left alone in the lodges.
Smoking & Vaping
No smoking or vaping in the lodge or on the decking area. There is a smoking bin provided in the bin area.
Sofa Bed Requirement
There is a £20 charge for when the sofa bed is requested to be made up with bedding for extra guests.

Check In & Check Out Times
Check in is between 15:00 and 22:00. Check out is by 10:00 on day of departure.
We may be able to accommodate earlier check in/later departure – please get in touch with your request via email or call. Please note that additional charges may apply.
